Some financial considerations
- Bank lending for this type of investment is different from lending on residential homes/apartments – typically 50 – 60% of valuation vs. 80%+ for residential.
- If you are predominantly yield driven and are planning to rely on yield to service a large mortgage, you might need to consider the fluctuating nature of returns (as apartment occupancies and return figures follow the seasonal trend of tourism numbers here in town). Some months produce high occupancy levels and others produce lower rates.
- You must be GST (Goods and Services Tax) registered (which in any event is easy to organise) if you want to claim GST and keep your property in a management pool.
If you’re looking for a strong consistent yield to service a large part of your investment, then another option is to look at making a residential investment where higher funding is often available. Additionally, you would then have the ability to put long term (6-12 months) tenants in to secure solid rental. One of the
