5 tips for attending open homes!

Attending open homes can be over-whelming, especially when you’re a first home buyer and in a hot market. What do I take? What should I be looking out for? How do I remember the last fifteen houses I went into?! There’s a lot to think about. To make things easier, we’ve put together 5 simple tips to help ease the anxiety and make the process a fun one.

  1. Bring your tools - No, we’re not talking hammers and nails, this isn’t the time to show off your best DIY skills - as tempting as it may be! It can be very helpful to bring a pen, note pad and measuring tape. Take notes of certain features you love about a house, and which you don’t. Take measurements of the width and depth of closets, cabinets, entire rooms – whatever you need to remember for when you leave.
  1. Blog photo houseDon’t be camera shy - While taking selfies from the balcony with the views behind you may be tempting, taking photos of the property can be very helpful. When you’re filling your Saturdays with open homes, it can be hard to remember one house from the next. Photos or videos can jog your memory and help you remember key features about the house you may have liked. But please, always check with the real estate agent that it’s ok to do so.
  2. You’re not a super hero - So no, you can’t be in more than one place at a time. Choose one suburb and commit to it for the day. Attend as many open homes of houses that fit your price range as you can. This will mean less time frantically driving all over town, more time spent taking note of the finer details of a house. It’s also a great opportunity to get to know the neighbourhood and surrounding streets. Drive around and seek out the amenities, schools, coffee shops and anything of interest.
  3. Ignore the show - When attending an open home the property will be perfectly presented with the owner’s best furniture, artwork and decorative bits and pieces. It’s important to try and imagine the house without all the extras, and just how it really is – remember it will look completely different with your own belongings, so try to ignore the frills and focus on the important aspects of the house, like room size or storage.
  4. Get up close and personal - This is your time to take note of the condition of the house. Walk around and look at the carpets, paint, kitchen, bathroom – will they need refurbishing? Does this fit in your budget? Be nosy, check for things like mould, leaks and cracks in walls. It’s important to be aware of any issues the house may have before you decide to purchase. This applies to the exterior as well.
